Description

Townsend is seeking to hire an Associate to its Fund Underwriting team in Hong Kong to focus on real estate fund investment and due diligence activities covering the APAC region. The role will report into the Principal/Managing Director responsible for leading and coordinating real estate fund due diligence including analyzing real estate market macro trends and identifying and evaluating real estate fund investment opportunities for institutional clients.

Key Responsibilities
  • Fund Underwriting: Source and execute real estate fund investment opportunities in the Asia Pacific region (across the risk-return spectrum of core to opportunistic and covering all property sectors including office, retail, industrial, living and alternatives such as healthcare, data center, etc.).
  • Coordinate the due diligence process which involves meeting with real estate managers/GPs, utilizing various due diligence questionnaires (quantitative, qualitative, ESG) & organizing GP responses, deal screening, conducting physical asset tours, analyzing fund terms & fee structures, assessing track record performance, conducting market research, liaising with internal/external stakeholders and preparing the Investment Recommendation memorandum for the approval of Townsend's Investment Committee.
Investment Research
  • Conduct an annual review of open-ended core funds in the Asia Pacific region including diversified funds and country specific/sector-specific funds.
  • Participate in meetings with Townsend clients/portfolio managers and provide updates on the Asia Pacific real estate market and investible universe.
  • Assist in the preparation of Townsend's View of the World (proprietary macro strategy research) and formulate recommended investment strategies.
Asset Management
  • Oversight/management of existing investments including periodic updates of investment summaries (fund and asset-level performance) to the broader Investment Management team and updating Townsend's internal TIPS database system.
  • Liaise with managers regarding invested capital, monitoring valuations, pricing and performance and update of TIPS systems.
Key Requirements
  • 4 to 6 years' relevant experience in commercial real estate and/or investment management. CPA or CFA candidate would be an advantage. Real estate fund management experience in Asia Pacific required.
  • Real estate investment knowledge in Asia Pacific markets.
  • Genuine and keen interest in real estate and a desire to forge a career in real estate investment management.
  • Strong quantitative, financial/analytical and report writing skills with high attention to detail.
  • Confident, enthusiastic self-starter and team player who thrives in a high-performing culture.
  • Ability to work autonomously and communicate effectively both internally and externally.

About the Role

Responsible for determining the benefits that can be offered and rates to be set for group health insurance applications

Responsibilities:

  • Responsible to deliver professional underwriting services to assess the new business application / benefit upgrade / of group medical business.
  • Ensure the smooth operations of Medical Underwriting Dept can be done.

  • Ensure the new business quotations can be delivered within our service commitment.
  • Provide 2 ways communications to subordinates to solve the daily operation and staff problems

Requirements:

  • Degree Holder with at least 5 years working experience in group medical pricing and individual medical underwriting
  • Familiar with the group medical insurance operations
  • With good leadership and planning & organization skills
  • Able to work under great pressure, especially the peak session of group business
  • Good written and spoken English and Chinese
  • Good adaptability with changing environment
  • Co-operative and good working attitude
  • Strong problem-solving skills and good time management skills

  • Treating Customers Fairly Governance & Compliance: Achieve a 100% "satisfactory" or better rating on all internal and external underwriting audits conducted during the year; reduce customer complaints and regulatory inquiries related to underwriting decisions by 15% year-over-year.

About You

You are an experienced insurance professional with at least 12 years of experience in life and health underwriting and at least 8 years of team leadership experience. You should demonstrate:

What You’ll Be DOING

As the Underwriting Assistant, you will ensure accurate, efficient processing of (complex) global program accounts and overall compliance with AXA XL policies. Furthermore, the role holder has in-depth knowledge of at least one line of business, can support global program portfolio owner post-bind processes, e.g. placing, connect with brokers etc.

What will your essential responsibilities include?

Submission/Renewal Phase

  • Timely requests to offshore team for draft policy
  • Timely and accurate support to PO and Underwriter for policy issuance to the local brokers or clients

Implementation Phase

  • Proactive engagement with underwriting to ensure an efficient and smooth account hand over, to ensure information received is understood and complete in order to process policies on systems
  • For new/ renewed global programs / local produced risks: Determine optimal reflection of program structure in the underwriting system, be mindful of downstream and reporting impacts
  • Ensure timely and high-quality implementation by means of related system
  • Ensures timely and complete documentation of files
  • Premium collection accountability of accounts globally / locally and take appropriate proactive action to ensure optimal collection performance

Maintenance Phase

  • At request of Underwriting, ensure timely and high quality implementation of mid-term endorsements, issuance of certificates of insurance and focus on premium collection monitoring
  • Ensure appropriate communication flow between Underwriting and Middle office and network for mid-term endorsements. Act as interface role between Underwriting and Local Policy Administration as well as Credit Control teams.

General Support

  • Develop an internal network for facilitating the transfer of information and data between functions and departments in order to service the requirements of the underwriters and clients.
  • Ensure data quality accuracy ratios at the defined level/metrics.

You will report to the Operations Manager.

  • Diploma or university graduate with underwriting support experience in multinational environment
  • Good spoken and written English, Cantonese and Mandarin
  • Good communication skills with good team playing
  • Attention to detail with good time management skills
  • Eager to learn and results oriented
